Notwithstanding anything contained in this Act or in any other law for the time being in force, where a tenant has sublet in whole or in part any premises let to him for a period of not less than seven years, and such period expires on or after the 1st day of October, 1946, the tenant shall not be entitled to the benefit of section 11 in respect of such premises to the extent to which they have been so sublet and in such case the person to whom the premises have been sublet shall be deemed to be a tenant holding directly under the landlord on the terms and conditions on which he held under the tenant in so far as such terms and conditions are consistent with the circumstances of the case and with the provisions of this Act and thereupon the provisions of the proviso to sub-section (3) of section 11 shall apply.
